What does additions and alterations cover




















Alterations means any modification of the improvements, other than Utility Installations or Trade Fixtures, whether by addition or deletion. Leasehold Improvements means all buildings, structures, improvements and fixtures located on any Leased Real Property which are owned by any Group Company, regardless of whether title to such buildings, structures, improvements or fixtures are subject to reversion to the landlord or other Third Party upon the expiration or termination of the Lease for such Leased Real Property.

Structural alteration means any change other than incidental repairs, in the supporting members of a building, such as bearing walls, columns, beams or girders. Tenant Improvements means all improvements to the Project of a fixed and permanent nature as shown on the TI Construction Drawings, as defined in Section 2 c below.

Building, structure, facility, or installation means all of the pollutant-emitting activities which belong to the same industrial grouping, are located on one or more contiguous or adjacent properties, and are under the control of the same person or persons under common control except the activities of any vessel. Pollutant-emitting activities shall be considered as part of the same industrial grouping if they belong to the same "major group" i.

Major Alteration means change other than repair or replacement of building materials or equipment with materials and equipment of a similar type. Installation Works means, as the context so requires,. Installation Work means the construction and installation of the System and the Start-up, testing and acceptance but not the operation and maintenance thereof; all performed by or for the Power Producer at the Premises.

Installations means all property of any kind paid for by Landlord, all Alterations, all fixtures, and all partitions, hardware, built-in machinery, built-in casework and cabinets and other similar additions, equipment, property and improvements built into the Premises so as to become an integral part of the Premises, including, without limitation, fume hoods which penetrate the roof or plenum area, built-in cold rooms, built-in warm rooms, walk-in cold rooms, walk-in warm rooms, deionized water systems, glass washing equipment, autoclaves, chillers, built-in plumbing, electrical and mechanical equipment and systems, and any power generator and transfer switch.

Tenant Improvement Allowance means the amount required to be paid by Borrower to a Tenant under a Lease on account of or in lieu of work performed by such Tenant in the applicable space demised under such Lease.

Substitute Improvements means the substitute or additional improvements of the Issuer described in Article V hereof. Utility Installation means carpeting, window and wall coverings, power panels, electrical distribution systems, lighting fixtures, air conditioning, plumbing, and telephone and telecommunication wiring and equipment. At the expiration of the term, Lessor may require the removal of any or all of said alterations, improvements, additions or Utility Installations, and the restoration of the Premises and the Office Building Project to their prior condition, at Lessee's expense.
